The ads we post are: 1) believed to be legitimate properties for sale where the owner is willing to pay a broker a commission, but to our knowledge are not listed in any MLS, or 2) properties listed in an MLS where the owner is representing him or herself, and the listing broker participates minimally in sales, marketing, and closing activities (limited service), or 3) properties where the Property Owner's Network or one of its affiliates has a listing contract in force with the owner, either on a full or limited service, MLS or non-MLS basis.
When known, we will identify properties that are MLS-listed, but in many ads not all properties listed by brokers in an MLS are identified as such by broker name and brokerage. Information we provide is deemed reliable but not guaranteed, and when not MLS-listed, the property owner is solely responsible for content. All properties are subject to changes in price, terms, or prior sale. All properties for sale must conform to both federal and state laws regarding Fair Housing. For unlisted properties (non-MLS), any co-op (commission) offered is at the sole discretion of the seller, who is under no obligation until a proper contract is executed between the parties to the sale. The sale of any MLS-listed property shall be governed by the contract that is in force between the owner and his or her broker.
